Office House, the first completed building within Towarowa 22, received the PLGBC Green Building Award twice (in 2024 as project & 2025 as completed building) and achieved a BREEAM Outstanding score of 97.9% — the highest in Warsaw. It stands as proof of AFI's commitment to sustainable development.

Office House is the first stage of the Towarowa 22 project — a new mixed-use super-quarter redefining the heart of Warsaw’s Wola district. The building offers a first glimpse into the vision of the entire development: a place where biophilic design, references to the historic Dom Słowa Polskiego printing house, and advanced sustainable technologies come together. At the center of the super-quarter, two new urban parks will create a green public space that seamlessly connects work, leisure, and city life.

Office House achieved a BREEAM Outstanding rating of 97.9%, the highest ever in Warsaw and second in Poland.
The building integrates advanced environmental solutions — smart energy management, heat recovery from HVAC systems, green electricity, triple-layer façade design, and natural ventilation. Over 60 new trees were planted around the development, and the project features extensive greenery, loggias, and terraces that bring nature into the workplace. Office House reflects AFI’s long-term vision of creating sustainable, human-centered environments where architectural quality, well-being, and environmental responsibility form one harmonious whole.
