AFI has commenced the main construction phase of its AFI Home Strašnice rental housing project in Prague 10. Following the completion of demolition works and site clearance, representatives of the developer, together with the project’s general contractor, Metrostav CZ, symbolically laid the foundation stone. The ceremonial event was also attended by representatives of the Prague 10 Municipal District, with Jiří Zákostelný, Head of the Office of the Chief Architect, taking part in the foundation stone ceremony. The event also included the placement of a time capsule containing a message for future generations.
“The AFI Home Strašnice project, which we consider another important milestone in the expansion of our portfolio, is now entering the implementation phase. We believe that high-quality, professionally managed rental housing has a strong future in the Czech capital and can offer a stable and comfortable alternative to home ownership. AFI is a leader in this segment: under the AFI Home brand, the company currently operates nearly 900 fully occupied rental apartments and units across four residential projects in Prague, with a further 1,282 apartments in preparation or under development.

Over 500 New Rental Apartments, Plus Retail and Services Open to the Public
AFI Home Strašnice is being developed on an unused brownfield site located between V Korytech and Korytná streets, near the former Praha–Strašnice freight railway station and a Lidl supermarket. The project by AFI represents one of the first steps in the gradual transformation of this wider area under the city’s development plans.
The AFI Home Strašnice project will consist of two buildings with a shared underground level. Construction will be carried out in two phases, both launched simultaneously. The first phase is scheduled for completion in Q2 2028, while the second will follow one year later. Once completed, the project will offer a total of 519 partially or fully furnished rental apartments ranging from studios (1-room units with a kitchenette) to 4-room apartments. Almost half of the units will be the highly popular 2-room layouts (2+kk and 2+1). All apartments will feature a private balcony, loggia, or terrace.
The development will also include 400 parking spaces, storage units available for rent, and seven commercial units. The developer plans a carefully selected mix of retail and service providers catering to the everyday needs of both residents and the surrounding neighborhood.
The ceremonial foundation stone-laying event also included the placement of a time capsule containing a message for future generations. The occasion was used to unveil a street art installation created by artist Dalibor Vybíral. The large-scale AFI Home graffiti decorates part of the construction fencing, enlivening the streetscape and symbolically highlighting the ongoing transformation of the site. This temporary installation brings an element of contemporary urban art to the area throughout the construction period.
Transformation of the Bohdalec–Slatiny Area
AFI Home Strašnice is located in an area that forms part of long-term development plans of both the City of Prague and the Prague 10 Municipal District. These plans foresee the revitalization of a formerly industrial zone into a multifunctional urban neighborhood. The transformation will include upgrades to public spaces and transport infrastructure.
South of the AFI project, a new tree-lined street is planned, while Korytná Street will be enhanced with new sidewalks and greenery. Another major catalyst for the area’s development will be the planned Vršovice–Strašnice Railway Promenade, which will follow the route of the former railway line north of the project. This new pedestrian and cycling corridor will connect the wider area and expand recreational opportunities as well as access to high-quality public space.
Emphasis on Sustainability and Community Life
The AFI Home Strašnice project will significantly contribute to the area’s development by offering modern rental housing complemented by sustainability-focused features. The architectural design emphasizes energy-efficient building operation and the creation of a welcoming inner courtyard that will serve as a community space for residents.
The project will also include green roofs and electric vehicle charging stations, further supporting environmentally responsible living and community-oriented urban development.
